An intergenerational residence on the way in Ivry Confluences

 

The ZAC Confluences regeneration zone is an urban development of over 1,000,000 m2, launched by the municipality of IVRY in early 2002 to manage the regeneration of the Ivry Port district by way of an ambitious urban development plan. As developer of the ZAC, SADEV94 has been responsible for managing the real estate and all necessary studies for the successful delivery of the building and public space projects.

The works order for Lot 5C1b will be attributed to Bouygues Bâtiment Ile-de-France - Habitat Social in the near future, for delivery in June 2016.

This highly innovative programme is a pilot project, being developed for the first time in the Paris region, which France HABITATION/OGIF and SODEARIF hope to repeat in other municipalities.

The development is part of a wider partnership that the two companies wish to extend in the future.

Sodéarif delivers the Molitor swimming pool

 

The City of Paris launched a consultation in 2007. The project was awarded to a consortium comprising Colony Capital as investor, Sodéarif and ACCOR, for a renovation respecting the original architectural elements and recreating the two emblematic pools, the Bassin d’Hiver (Winter) and Bassin d’Été (Summer).

Colspa, the vehicle created by Colony Capital to conduct the project, signed a 54 year Emphyteutic lease with the City of Paris.

Preservation of the various periods of the Molitor pools’ history as well as the district’s sporting heritage (Parc des Princes and Roland Garros stadia) were the guiding principles throughout the design phase of the project, carried out by a team of three architectural practices: Alain Derbesse and Associates, Jacques Rougerie and Alain-Charles Perrot.
The new building, with an area of 13,000 m2, has 6 levels: 1 basement level, the ground-floor, and a mezzanine topped by three further levels.

Sodéarif worked with Colspa under a real estate development contract (CPI) and the works, carried out by Bouygues Bâtiment Ile-de-France – Rénovation Privée (private renovation), took two and a half years.
Key elements of the project

The project was put together around concepts and key factors identified by the City of Paris at various levels, in particular:
- Cultural, by preserving the identity of the space, based on the listed glass-work and the bathing ethos of the two pools;
- Functional, by retaining the bathing ethos and developing “wellness” as a constituent part of its identity;
- Urban development, by regenerating the site within the footprint of the original building and retaining part of the façade onto the Avenue de la Porte Molitor as well as the entry on the corner of the Avenue and the Boulevard d’Auteuil.

The restaurant and the indoor pool (known as the winter pool), with its rotunda, were spaces where the architectural finishing teams were guided by the need to respect the heritage of this listed site.

The restaurant, which was already present in the original building, has been extended, with restored glass-work being one decorative element.

The summer pool area has been re-imagined so as to incorporate the contemporary extension while evoking the original architectural idiom of the walkways.

In the 5* hotel, a melding of Art Déco with more contemporary Street Art touches has been overseen by designer Jean Philippe Nuel and the three architectural practices.

Samples of all the Molitor’s characteristic architectural elements were made and documented with a view to their recreation, enabling the glass-work and metal safety rails from the winter pool, as well as the period light fittings, to be restored and reinstated.
Finally, because of proximity to line 10 of the Metro, SODEARIF physically separated the hotel from the rest of the structure; an acoustic and anti-vibration buffer was introduced with boxed springs inserted at upper ground level.

KEIRIN building, 7,700 m² of office space

 

The ambition behind KEIRIN is to develop an office complex of around 7,700 m2 that is eco-friendly while providing a high quality and highly flexible working environment for its end-users.

Its volumes and presentation will contribute, alongside the Vélodrome, to providing this new district with a powerful image.

Its strategic location enjoys direct access from the A12 motorway, proximity to the Saint-Quentin-en-Yvelines railway station and the regional commercial hub, and the immediate standing conferred by the major new sporting and cultural facility that is the national Vélodrome, not forgetting the link with the leisure complex.

KEIRIN was designed using a global approach to make it a high performance and adaptable building that integrates harmoniously with its environment, providing its end-users with comfort, but also efficiency, both in terms of energy and running costs.

SODEARIF sponsors the 4th MEJI (best student of real estate law) prize, which this year saw Université Paris 1 take the crown.

 

The two first prizes were both won by students from the ranks of the same Master II course, in construction, planning and contracts, run by Université Paris I, Panthéon-Sorbonne and led by Professor Norbert Foulquier. The professor appeared delighted and declared himself proud of his students.
Lucie Menerault, 23, was awarded first prize as the best real estate law student 2014.

The Halle Secrétan is returning to its former glory

 

The renovation of this listed building, built by a pupil of Victor Baltard, is taking place in the context of a real estate development contract (CPI) with Banimmo.
Banimmo, an investor developer specialising in city centre commercial development, along with SODEARIF and Patrick Mauger Architecture, won the competition launched by the City of Paris four years ago.

The architect, Patrick Mauger, prepared a renovation plan with the former market hall occupying its original footprint and volumes. To bring new dynamism to the neighbourhood the market will be replaced with an organic business and branches of national commercial chains opening onto the street, as well as infrastructure additions of a 300 m2 “ludothèque” (games library and play centre) and a fitness centre, all occupying 3,800 m2.

The Banimmo investment is for a total sum of close to €20 million.

The sub-level has been levelled, following injection filling of gypsum voids and drilling for piles to support the cast iron pillars from the original 1870 framework, which is being retained and highlighted in the project.
The works, carried out by Bouygues Bâtiment Île-de-France - Ouvrages-Publics (public works), will last a total of 22 months with delivery planned for autumn 2015.
